Sri Lanka’s property sector is poised for a landmark moment as Home Lands unveils Central Park Boulevard Port City Colombo, a US$300 million luxury development. Combining high-end living, international branding, and significant foreign investment potential, the project reflects growing confidence in Colombo’s emergence as a global urban destination.

As Sri Lanka continues its journey of economic recovery and reinvention, a new chapter in the nation’s urban development story is about to unfold on the shores of the Indian Ocean. Home Lands, one of the country’s leading property developers, is preparing to unveil Central Park Boulevard Port City Colombo in what is being billed as the largest real estate launch ever staged in Sri Lanka. More than a property launch, the event is being positioned as a statement of confidence in the future of Colombo and a reflection of the country’s ambitions to establish itself as a regional hub for luxury living, investment, and global business.

The development will be officially introduced during “The Grand Launch Weekend”, a three-day series of events scheduled from 12 to 14 June 2026 at the Lumina Ballroom, Cinnamon Life at City of Dreams. Designed to match the scale and prestige of the project itself, the launch programme will bring together business leaders, investors, celebrities, social influencers, and distinguished guests from Sri Lanka and abroad.

The celebrations will begin with “The Night of Emeralds” on 12 June, an exclusive gala that will serve as the official unveiling of Central Park Boulevard Port City Colombo. The evening is expected to attract an impressive gathering of prominent personalities, including renowned Bollywood stars, underscoring the international aspirations of the project. Over the following two days, visitors will be invited to participate in a series of curated experiences, including The Boulevard Brunch, The Boulevard High Tea, The Boulevard Sundowner, and The Boulevard Evening. These events have been designed not merely as marketing activities but as immersive encounters that allow prospective buyers and investors to understand the vision behind the development and experience its luxury positioning firsthand.

The project itself represents a significant milestone for Sri Lanka’s property sector. For the first time in the country, a high-rise residential development has been inspired by an ultra-luxury international lifestyle brand, signalling a shift towards globally benchmarked standards of luxury real estate. The move reflects changing expectations among affluent buyers and international investors who increasingly seek properties that combine world-class amenities, strong design credentials, and lifestyle-oriented experiences.

Located within the Central Park District of Port City Colombo, the twin-tower development rises 37 levels above one of the most strategically important urban projects currently underway in South Asia. Port City Colombo, the ambitious reclaimed-land development extending into the Indian Ocean, has long been promoted as a future financial and lifestyle destination capable of attracting international businesses, residents, and investors. Central Park Boulevard is positioned at the heart of this vision.

The development’s location offers one of its most compelling advantages. Overlooking nearly 40 acres of landscaped parkland and a scenic waterway, the project has been designed to integrate nature and urban living in a manner rarely seen in the region. Residents will enjoy uninterrupted views of the Indian Ocean and the dramatic sunsets for which Colombo’s coastline is renowned. The architecture seeks to complement rather than dominate the surrounding environment, creating what the developers describe as a tranquil oasis within a futuristic cityscape.

With more than 640 residential units, the project aims to cater to a broad spectrum of modern lifestyles. The homes have been planned to appeal not only to local buyers but also to overseas investors, expatriates, and international residents looking for a strategic base in the Indian Ocean region. The emphasis on premium amenities, sophisticated design, and integrated green spaces reflects global trends in luxury urban development, where quality of life increasingly ranks alongside location and financial returns as a key purchasing consideration.

Yet the significance of Central Park Boulevard extends beyond architecture and lifestyle. It also carries considerable economic implications. The total value of the development is estimated at more than US$300 million, making it one of the most substantial private-sector real estate projects currently underway in Sri Lanka. Home Lands’ direct investment of US$150 million represents the largest real estate investment ever undertaken by a single Sri Lankan developer, highlighting the scale of the company’s commitment and confidence in the market.

For a nation seeking greater inflows of foreign capital, the project arrives at an important moment. Real estate developments of this magnitude have the potential to generate significant foreign currency earnings, support employment, stimulate related industries, and contribute to broader economic activity. The project’s strong pre-launch performance suggests that investor confidence is already building. According to Home Lands, half of all available units have been sold even before the official launch, indicating robust demand and considerable market interest.

Industry observers view such early sales as a positive sign for Sri Lanka’s luxury property sector. While economic uncertainty has affected many global real estate markets in recent years, premium developments in strategically located urban centres continue to attract investors seeking long-term value. Port City Colombo, with its special economic framework and international positioning, has emerged as a focal point for such interest.

Adding further visibility to the development is the appointment of Sri Lankan cricket legend Mahela Jayawardene as the project’s Brand Ambassador. Widely respected both within Sri Lanka and internationally, Jayawardene embodies qualities of excellence, credibility, and global recognition that align closely with the project’s branding strategy. His association with Central Park Boulevard reflects the developer’s desire to create a trusted and aspirational identity for the development as it enters the market.

The timing of the launch is also notable. Across Asia, cities are increasingly competing to attract international residents, digital professionals, entrepreneurs, and investors. Luxury residential developments are becoming symbols of broader urban transformation, serving not only as places to live but also as indicators of a city’s economic ambitions and global outlook. In this context, Central Park Boulevard can be seen as part of a larger narrative about Colombo’s evolution and its efforts to position itself alongside emerging international urban destinations.

Following the launch weekend, Home Lands will open the Central Park Boulevard Port City Colombo Sales Gallery on 15 June. The facility will provide visitors with a comprehensive introduction to the project’s vision, design philosophy, lifestyle offering, and investment potential. Through immersive displays and detailed presentations, prospective buyers will be able to explore what the development promises to deliver and how it fits into the wider Port City Colombo masterplan.

For Home Lands, the launch represents the culmination of years of planning and investment. For Sri Lanka’s real estate industry, it signals a new level of ambition and sophistication. And for Port City Colombo, it offers another tangible step towards transforming a bold urban concept into a thriving reality.

Whether viewed as a luxury residential address, a major investment opportunity, or a symbol of Sri Lanka’s future aspirations, Central Park Boulevard Port City Colombo is already attracting attention far beyond the country’s borders. As the lights come on for The Grand Launch Weekend, the development will not simply introduce a new collection of homes. It will showcase a vision of Colombo as a city looking confidently towards the future, where global standards, economic opportunity, and waterfront living converge on the edge of the Indian Ocean.
